Flooding Dampens The Sales Prospects Of Properties In Gurgaon

The recent flooding of the city of Gurgaon has badly impacted the sales prospects of properties in Gurgaon real estate. People who were looking to buy flats in Gurgaon Sector 56 and other properties in Gurgaon have not put their decision on hold as they feel that they city does not have good infrastructure. Investors who were looking to invest here are now doing a property search and focusing on other India property.
Few weeks back the Gurgaon authorities has slashed the property rates in Gurgaon real estate this had made investors look at the city favorably over other India property. Buyers were doing a property search to select flats in Gurgaon Sector 56 or other properties in Gurgaon that would fall in their budget. But all the positive sentiment have been lost now as many  people are calling the city hollow which looks great on the outside but does not have proper infrastructure to support its development.

Many investors have in the past chosen to invest in flats in Gurgaon Sector 56 and other properties in Gurgaon over other India property as the city offered numerous opportunities. Over the years the city was nicknamed the millennium city and it attracted more and more investment, doing a property search here became a serious job as real estate became expensive due to high demand. But it looks now that the tables of fortunes have turned after the flooding as investors are refraining to invest in Gurgaon real estate.  This should send a strong message to the state government that just slashing prices is not enough to attract buyers to the market; proper infrastructure should also be offered.  Only time will tell whether the government has taken a cue from the situation or will the status will remain quo over the years.

But this time, I am not going to rant about the skyrocketing rates, the reason being that these are going to see a steep fall in the coming months. The main factor behind this is that the number of inventories lying vacant has reached a high value.

They, by creating an artificial demand market, let the prices soar like anything. The results were not good. The demand for a property in Delhi started tumbling. In general, the average period for the unsold properties is around 15 months, but in case of Delhi, it has reached over 23 months. Such a scenario suggests that the prices are going to see a fall. An estimated depreciation of 12% is expected in the city. This would be good for the end-users who were holding themselves back from making any investment on real estate. The market is already seeing a correction in some localities of South Delhi. The prices in the localities like Vasant Kunj and Defenece Colony had crossed all the possible limits.

The developers had enough of their manipulations of property in Delhi; now the market trends are expected to incline towards end-users. And with market going in favor of buyers' sentiments, the demand shall rise again.

The developers have successfully created an artificial demand for soaring the prices, thereby denying the access of ordinary buyers to the fruits of property in India.

So, what our covetous developers are doing now? In order to save the dwindling demand, they have now resorted to providing exclusive offers and tying up with international brands. But that too would work well for the upper strata and not the middle-class buyers. There is dire need to break this property bubble and let the prices correct. Once the bubble bursts, real estate India shall touch new heights.

Buying Properties: Look Before you Make a Leap

Pune Property: High on Demand

This phenomena is seen as windfall by the developers who see it as an opportunity to procure profits.

The buyers keen to try their hand at Pune property should note that they are not going to see any wide difference in terms of investment if they seem skeptical whether to buy a residential property or hire it on rent. This is because, in either case, they are going to spend more or less the same, If, however, they want a permanent residence, buying would be a better option.

Makaan.com Introduces - Advanced Search

Shopping for a property can be time consuming, no matter where it takes place. Recently, Indian property portal Makaan.com conducted a research, which addressed this issue. According to Makaan’s study, first time home buyers in India spend between three to eight months in the search process (search time varies from one city to another).

It appears that buyers initially conduct a somewhat generic, or broad search, so to get an idea of the market, but as time progresses their criteria becomes more specific and focused. Recognising the need for a more specific search option, the property portal has just rolled out the ‘Advanced Search’ feature on its website.

The advance search offers over 10 parameters (as against four in the basic search) including property type, budget, city, location, age of construction, amenities, listed by, new or resale property and real estate etc. These options are tailor made to make the property search faster and sharper for buyers with specific buying criteria.

Commenting on the development, Aditya Verma, CEO, Makaan.com said, “The advance search feature was conceptualised post our recent research to cater to the requirements of buyers who have been in the market for some time and have firmed-up their requirements. It will be beneficial for the second or third time home buyers as well.”
