Ahmedabad, India's 5th largest city, recently topped the list of the youngest buyers in market. According to statistics, among the population earning less than 10 lakh, more than 60% accounts for those who are keen to make a home purchase. Plummeting Input Costs and Low Demand Rule Property in Ahmedabad

Though Ahmedabad property market is all poised to garner the attention of retail market companies and investors, the real state in the city is not performing that well. The overall realty market failed to pick up in 2013, resulting in slump in rates of residential prices over a majority of its localities. Some of the high-end localities too underwent an appreciable decline in property rates. While the rate of fall across localities such as Ambavadi Maninanagar, and New CG Road underwent a Q-o-Q decline of 3-4%, property in Ahmedabad witnessed a sharp fall in Paldi, Naranapura, S G Highway, and Vasna over the same period. At Chandkheda, Vasna and Naranapura, the prices underwent a steep fall of 12-20% in the last quarter of 2013.

While in Gota, Prahlad Nagar and Drive-in-Road, the rates of property in Ahmedabad did upscaled, but the overall picture is not that convincing. The pitfalls for the same are several. The rapid pace at which low-income groups are shifting to urban areas has proved as a dampening factor for real estate in the city The increasing number of ghettos has become a cause of big concern for authorities. These slums are eating away the open spaces and green cover, leaving the developers with less available land. Moreover, these slums thrive on water and electricity acquired by illegal means, thus posing an extra burden on authorities.

The declining demand for Ahmedabad property has resulted in lower rates of inputs, especially cement. The price rates of cement went down by about 13% in last quarter of 2013. Unlike tier-1 cities, where it is very hard to imagine the input costs to decline even a bit, the prices have plummeted to a great extent in Ahmedabad. The real estate price rise in this city has also been a marginal number: a modest 3% price appreciation indicates that the demand from end-users is not up-to-the-mark.

Delayed Constructions: Biggest Woe for Seekers of Properties in Noida

Book a flat and forget about it - this is what a number of buyers in Noida and Gurgaon are forced to do. Infinite delay in constructions have left these buyers with no other option but to suffer silently. With no law strong enough to provide them with protective shield, they have no other alternative than to be at the mercy of their builders. As per statistics, about half of the realty projects in Noida, Ghaziabad, and Greater Noida are running late. Not a brick has been laid in the name of construction. And among the under-construction projects, 40% are behind their schedule.

There have been instances whenever seekers of Noida real estate properties have already paid 80-85% of the price and still haven't got any solid assurance from builders. These buyers have to dole out huge checks in the form of EMIs every month, in addition to pay rental for their temporary residences. GDA asks Realty Developers to Furnish Project Details or Face Consequences

Real estate developers in Ghaziabad have been slapped with notice on account of their failure to comply to the UP Apartments Act. Ghaziabad Development Authority(GDA) has decided to take stern action against all the defaulters in light of the increasing unscrupulous activities on their part. Of late, about 30 developers have been asked to furnish all the necessary details of their projects. The realtors are expected to furnish information about title deed, number of floors, plot size, and other important details that are invariably concerned to buyers.

According to GDA, there are more than 150 projects for property in Ghaziabad that are currently into construction. In order to safeguard buyers' interests, the authority shall do its authentication part for the information that these seekers shall furnish. Action shall be taken all those realtors who submit incorrect details of their projects; their identities shall be revealed online so that property-seekers can keep protect themselves from falling  into traps of these fraudsters.

In order to keep the buyers and investors well-informed, GDA has also decided to upload names of developers that transgress construction rules over its website. The GDA'a site shall mention names all those property projects that have been sealed on certain account. The layout plans that do not conform to the set rules shall also be made public. The site shall assist end-users know of the Ghaziabad property projects that are unauthorized. Such a step is expected to bring about transparency in the otherwise dismal state of affairs.
